I am an exclusive Real Estate Buyers Broker/Agent. I do not list any properties; therefore as a result, my clients receive 100% of my time and loyalty. I will do my best to provide information on all listed properties or properties for ‘sale by owner’ that fit the buyer’s criteria. This benefits all parties involved in the transaction of property.

BROKER’S RESPONSIBILITY TO BUYER

OBEDIENCE: A buyer’s broker is obligated to obey promptly all lawful instructions of the buyer.

LOYALTY: A buyer’s broker is obligated to act at all times solely in the best interest of the buyer, to the exclusion of all other interest including his/her own.

DISCLOSURE: All known facts about the property and seller, must be disclosed to the buyer.

ACCOUNTING: A buyer’s broker must account for all entrusted funds.

CONFIDENTIALITY: A buyer’s broker must keep the financial status of the buyer confidential.

REASONABLE CARE: A buyer’s broker is required to perform with a higher standard of care concerning the buyer.

DILIGENCE: Do Diligence to buyer.

There is no double commission, ‘trick or catch’ to the buyer broker services. Our company of Richard M. Williams Realty is compensated by the commission already built into the price of the property by the seller’s agent. Seller’s agents list the property through the Multiple Listing Service (MLS) and offer to share the commission with all other agents, including “genuine” buyer brokers.

Builders’ also compensate “genuine” buyer brokers, to represent buyers in the building process. Builders’ do not discount the price to the buyer, if they do not obtain the help of a buyer’s brokers.

The “genuine” buyer’s brokers can, in good faith of the buyer, help with a “For Sale by Owner’ listing and/or transaction.

.. After you have researched an area where you wish to move, for a new home or a 2nd home to be used as a vacation home or a rental lake front home, you may decide that beautiful Smith Lake is for you.

If you have decided that you want to move to Smith Lake, the next thing for you
to do is meet with your banker or mortgage broker and find out how much money you have to spend on this new home. Then you can decide on what size home, amenites in the home, a garage or carport etc.

Sometimes money is not a problem to the home buyer and then all they have to do is decide the size of the home to be bought and a list of all requirements necessary to satisfy their life style.

Some people have a preference of which county to live in and maybe a certain location on the lake. (the lake does have 500 plus miles of shore line).

Smith Lake is in 3 counties Cullman, Walker and Winston County. There are excellent medical facilities in the area, very good schools and a low crime rate.

If you are a developer we need to know several things, does it make any difference which city you’re closest to? Are you planning a gated community with a club house, swimming pool, covenants and building restrictions, or just putting in the infra structure and then selling lots?

The area is convenient for inter-state travel or travel by air, as Huntsville and Birmingham both have large airports. Should you have your own plane you can land in either Cullman or Jasper. Double Springs has an airport but it’s runway is a bit short for private jets.

If you, the buyer, will give me specifics about the home you want to purchase and or land for a development or investment then I can research what is available that will meet or exceed your specifications, acquire all information plus pictures, and send you everything for your review before making a trip here.

Then we can begin to have a lasting relationship of trust and honesty between the buyer and realtor in order to fulfill the buyer’s wishes..!
